Social Media Facebook / Public Utility?
First and foremost I welcome you to my first post of, “The AL Zone”. It’s a snappy name for what I hope will be a source of quality information regarding housing, policy and real estate news.
On my maiden voyage into the vast sea of blogs I would like to discuss the impact of blogging and social media on business and our lives. About a year ago, a colleague of mine told me I should get a Facebook and MySpace account. I was not too interested. But I took the plunge and I, like the rest of the world, have felt the impact of social media. The first thing I found is that I needed to brand Alex Chaparro. Not Alex Chaparro the Realtor, but just Alex Chaparro the dude. I found that just being me has opened me up to over 3,700 contacts on Facebook and growing.
Let’s get social in a digital way and look at what Facebook and the many other sites like it are, and what they will become. Is this the birth of a new platform of communication intergraded with education, entertainment, and social contact? Facebook and sites like it have made cyberspace 3 dimensional.
But let’s talk about impact. Facebook with over 200 million users has the population of some countries. Because of how the site is now being used it is far more important to the good of society then just a plain chat site or a place to post your summer vacation pics. Has Facebook risen to the level of a public utility? Think about when that little idea of the telephone was created. Did the people of the day realize the impact and how it would forever shape the world? Only time will tell if Facebook will rise to the level of Ma’ Bell?I am a believer that social media is a turning point in the way we communicate, learn and express ourselves. Home Sales Are Gaining Ground!

Utilizing Standard & Poor’s Case-Shiller Index, a tool that is used to analyze sales activity, economists can report a .5% increase in home sales across the U.S. Experts alike agree that the change in momentum is rather significant, providing additional data which illustrates new home sales up an additional 11% in June. While distressed homes recently accounted for over 50% of the home sales, they have now decreased to a more satisfying 33%*. With improved builder sentiment, and an increase in investor energy, buyers and sellers alike are on the lookout for these incredible opportunities.
Thanks to these extraordinary incentives, homebuyers are materializing all over Chicago’s marketplace. The first time homebuyer tax credit — which is available until November 30, 2009 — provides qualified first time buyers with an incredible $8000 tax refund. With record low mortgage rates from the Federal Housing Administration, homebuyers are provided better opportunities to qualify for home loans, and create personalized payment options. As homebuyers gain access to our diverse marketplace, sellers are better able to market and sell their home for a more attractive price.

A step in the right direction:

HUD lifting long-standing policy of denying all condominium projects with a right of first refusal provision.
FHA has been the buzz for many REALTORS working with buyers these days, and for many there are more questions than answers about the process. For some, it is new ground, but FHA has been on the scene for years, it’s all of the recent changes that have had us in a bit of a spin. When it comes to condos, REALTORS are faced with knowing the condo is FHA approved, if the development is not, then you are looking at the FHA spot approval process.
Our biggest challenge has been with the Condo right of first refusal. This is in the condo bylaws of most, if not all, of our older condo stock. This provision gives the condo association the right (first right) to buy the unit from the unit owner after they obtain a contract. It is rarely, if ever, used. FHA has long viewed this provision as having the possibility of being discriminatory. So it has been a long standing rule…..No FHA if there is right of first refusal.
Because in the Chicago market we are finding great affordability in the older condo stock, this has been a big problem for Chicago REALTORS and our clients. So when FHA had its come back, REALTORS moved to work with associations to remove the provisions from the bylaws. And yes there is a cost to it which most associations did not want to pay! But here is the good news: According to the Illinois Association of REALTORS, on June 12, 2009, “Right of first refusal is permitted unless it violates discriminatory conduct under the Fair Housing Act regulation in 24 CFR 100, essentially lifting HUD’s long-standing policy of denying all condominium projects with a right of first refusal provision.” This is an awesome first step and a victory for condo home buyers in any major market! FHA is going to be a major part of financing residential homes in America, and it’s important to know the process; how the loans are underwritten and processed. More importantly, our listing agents need to know if their properties qualify.
A 4-1-1(For your information): there are many local banks that have portfolio non-FHA type loan products if FHA does not work for you on a particular transaction. These loans are almost carbon copies of an FHA loan with low down payment requirements, but do not have many of the FHA guidelines. So, if you get a no-go with your spot approval questionnaire don’t give up hope too fast. To name a few check out Harris Bank and the Northern Trust, both offer great FHA like products.
Over the last 17 years I have seen FHA opening the door for many to find affordable and suitable home ownership, and I am happy to see it back on the scene. It’s important to understand the process and to become an expert on the subject. I recommend we start learning and start talking about it.
